Goodman seeks a 2027 tenant for the Atlas warehouse

Goodman Group, the ASX-listed industrial property developer, has recently sought advice on finding a new tenant from early 2027 for the former Coles distribution centre at 10 Roberts Road, Eastern Creek, The Australian reported on 11 October 2026. The same site carries Project Atlas, Goodman's plan for two data centre buildings of three to four storeys with a 500MVA connection and a cost of up to A$5 billion.

The Australian reported that Goodman still intends to build the data centre, and a Goodman spokeswoman said the company is "awaiting further feedback from the relevant authorities regarding the connection timetable".

The 74,000 square metre warehouse opened for Coles in 2008. Coles moved out when its automated distribution centre at Kemps Creek opened, and JLL marketed the building for lease from early 2025, DCD reported. It sits next to the CDC campus at 17 Roberts Road, in the corridor covered in who is building where in Western Sydney.

Project Atlas needs a 330kV connection at Sydney West

Atlas would connect directly to the high-voltage transmission network rather than through a local distributor. "Goodman is aware of the increased demand for electrical load connections at 330kV to Sydney West substation," its planning documents state, as quoted by The Australian.

Map of Eastern Creek in western Sydney. Goodman’s proposed Project Atlas on the former Coles warehouse at 10 Roberts Road sits immediately east of Transgrid’s Sydney West substation across Old Wallgrove Road, with several 330kV transmission lines running into the substation. CDC’s operating Eastern Creek campus is to the south-east on Roberts Road, an AWS data centre and Endeavour Energy’s Eastern Creek zone substation are to the north, and the Westlink M7 runs along the eastern edge, with a 500 metre scale bar.

Transgrid, which owns the NSW transmission network, wrote to developers on 17 June 2026 that it had signed connection agreements for about 1.5GW of data centre demand in Western Sydney. Its update of 20 August 2026 said that after those commitments, the existing network in Western Sydney and the wider Sydney basin has limited remaining capacity for further large data centre connections.

Transgrid said on 26 August that upgrades could unlock up to 2GW more in Sydney, with the cost borne by the developers who connect and capacity allocated in the order they sign and commit to fund the works. Its statement sits alongside the data centre connection rules Transgrid introduced on 14 August 2026.

NSW fast-tracks Atlas while it waits on a planning decision

Project Atlas is application SSD-101067971 on the NSW Planning Portal, listed in assessment, with Goodman's response to public submissions lodged. On 27 March 2026 the NSW government moved Atlas into its Investment Delivery Authority, which fast-tracks large projects, alongside 14 other data centre proposals. It is the only Goodman project on that list.

Goodman has won consent for three other Sydney data centres while Atlas is assessed: Project Duke at Mascot in December 2025, Project Pluto at Guildford West in July 2026 and Project Apollo at Macquarie Park in September 2026. Across its global portfolio, Goodman reported 3.6GW of secured power for data centres in its FY26 results.

What to watch

The connection timetable. Goodman says it is waiting on this. A date from Transgrid, and whether Atlas joins the developer-funded upgrade queue, sets when the data centre can proceed.

The tenant. Who takes the warehouse, and on what lease term.

The planning decision. A determination would give Goodman planning consent for Atlas before a grid date is set. Atlas and its neighbours in the Eastern Creek corridor are tracked on the Sydney data centre map.
