GreenSquareDC, a data centre developer with campuses planned in Sydney and Melbourne, announced on 21 September 2026 a long-term contract with Sharon AI for the first stage of SYD1, its campus in Norwest Business Park in Sydney's north-west, and called it its first customer commitment at the site. Sharon AI, a Nasdaq-listed seller of AI computing, expects to use the space for about 8,200 NVIDIA Blackwell Ultra GPUs, the chips that train and run AI models, with initial operations targeted for the fourth quarter of 2026.
Sharon AI is one of the neocloud providers in Australia, companies that sell GPU computing, mostly from space they lease inside other operators' data centres. GreenSquareDC's release gives the chip count and the start date, while the size and length of the deal appear in Sharon AI's US filings.
Sharon AI's August 2026 quarterly report records a 15MW agreement with GreenSquareDC, running for an initial 10 years. GreenSquareDC lists SYD1's first stage at the same 15MW. The chip count also matches the order behind Sharon AI's US$1.25 billion contract with the Indian cloud provider ESDS, which is to be served from a data centre in Australia, so the announcement points to where that contract's hardware is going.
Sharon AI signed the GreenSquareDC agreement in March 2026
Sharon AI's quarterly report for the three months to 30 June, filed with the US Securities and Exchange Commission on 6 August 2026, lists the agreement among its data centre commitments. It describes a 15MW "long-term data center services agreement" signed in March 2026 with GreenSquareDC "for a facility located in Australia". The megawatt figure measures the electrical power the space can deliver to the servers inside it.
The initial term is 120 months from the day the space is ready for Sharon AI to move in, which the filing targets for 26 September 2026. Sharon AI pays a monthly fee based on the kilowatts it has reserved.
The filing does not name the site, but GreenSquareDC's locations page lists two campuses, and SYD1 is the one with a 15MW first stage. The other is a design of up to 240MW at Spotswood in Melbourne. Sharon AI has named GreenSquareDC in its US filings since its annual report of 31 March 2026, and the announcement on 21 September adds the campus and the chip count.
ESDS signed for about 8,200 NVIDIA GPUs in March 2026
On 1 April 2026 Sharon AI disclosed a five-year contract with ESDS Software Solutions, an Indian cloud and data centre company, worth about US$1.25 billion. The order covers "approximately 8,200 NVIDIA B300 GPUs" plus storage, delivered from "a data center in Australia".
B300 is NVIDIA's Blackwell Ultra GPU, and GreenSquareDC's release names HGX B300, NVIDIA's eight-GPU server platform built around it. GreenSquareDC's figure of about 8,200 Blackwell Ultra GPUs is the same count as the ESDS order, and both the GreenSquareDC agreement and the ESDS contract were signed in March 2026. Sharon AI's US$373 million contract in August 2026, by comparison, covers 2,048 B300 GPUs.
NVIDIA lists its own eight-GPU B300 server at about 14kW. At that rating, 8,200 GPUs would draw roughly 14MW, which fits inside the 15MW first stage. Neither company has said SYD1 will serve ESDS, although the matching chip, count and country point to the Norwest building.

NEXTDC's 72MW for Sharon AI deploys from April 2027
Sharon AI has up to 87MW secured with NEXTDC, after an expansion across several NEXTDC sites. In July 2026 the two signed a revised service order for 72MW in Australia, a commitment of about US$623 million over its term, which deploys in five phases between April and August 2027. The order is the same size as the 72MW of new Australian capacity Sharon AI said in June 2026 it would enable under its six-year compute agreement with NVIDIA.
Sharon AI's filings schedule SYD1 for 26 September 2026 and the NEXTDC phases from April 2027. Across all its sites, Sharon AI reported 212MW of secured AI factory capacity on 20 August 2026, meaning data centre space it has lined up for its GPUs.
GreenSquareDC is refitting a former IBM data centre at Norwest
SYD1, which GreenSquareDC counts among the data centres in Western Sydney, starts as a refit. GreenSquareDC says its first stage "revitalises an existing data centre, delivering 15MW of capacity across 2,400m²". Data Center Dynamics reported in April 2025 that the site is a former facility of IBM and Kyndryl, the infrastructure business IBM spun off, with an existing 4MW data centre on it.
The company says reusing the building shortened delivery and cut embodied carbon, the emissions locked into construction materials, while still carrying the power density and low water use an AI data centre needs. "It validates our platform and the demand for AI-ready infrastructure that can be delivered with speed, density and operational discipline," Charles Penny, GreenSquareDC's chief executive, said of the contract. "Our focus now is on execution."
Swiss investment firm Partners Group agreed to acquire GreenSquareDC in March 2025, with up to A$1.2 billion to invest in the platform, and the SYD1 announcement credits programs managed by Partners Group as its backing. GreenSquareDC says SYD1 can grow past 100MW, and the NSW Investment Delivery Authority, which fast-tracks large projects, endorsed the next stage for support in March 2026.
What to watch
The ready-for-service date. Sharon AI's filing targets 26 September 2026 for the space to be ready, and the initial 10-year term runs from the day the space is actually ready. GreenSquareDC expects initial operations in the fourth quarter of 2026.
The ESDS site. Sharon AI's report for the September 2026 quarter is the next scheduled filing that could tie SYD1 to the ESDS contract.
The next stage at Norwest. The expansion takes SYD1 toward its design of more than 100MW, with the Investment Delivery Authority's March 2026 endorsement behind it. A customer for that stage would be the next announcement from the campus.
The 1GW portfolio. GreenSquareDC's release puts its portfolio under development at more than 1GW across Victoria and New South Wales, including SYD1 and Spotswood. Further site announcements will show where the rest of it sits.
